In Escondido, California, the city’s first residential neighborhood has been officially recognized as resilient to wildfires. The Dixon Trail project was developed by KB Home. It includes 64 homes with roofs featuring the highest fire-resistance rating (Class A), walls and windows made from non-combustible materials, metal doors, and ventilation that does not fear fire.
Solutions like these have appeared in other countries, but usually they involved individual homes and advisory measures. Dixon Trail is the first to obtain official certification for an entire neighborhood—Wildfire Prepared Neighborhood™, issued by the Insurance Institute for Business and Homeowners (IBHS).
The surrounding area has been planned in detail: under the windows there is no flammable greenery, there is a safe distance between the homes, and each property includes a zone with non-combustible materials.
Several families have already moved in and started a new, calmer life in a safe and attractive place. Dixon Trail is not just architecture—it is a real response to climate challenges.
